It has a storage shed, a gardening shed, and enough kitchen storage space to make setting it up as a base very easy (most gear is either kitchen, gardening, hardware, or weapons). The best part is though, that from here you can get to anywhere on the map relatively quickly and make all your scavenging trips into day trips if you have a car.

This is the best way to get it, since there's usually a few in any given town as opposed to driving out to some overrun military location or waiting until survivor zombies start spawning out in the open. 2.
